Why Coral Ridge Properties Fail the Way They Do
Coral Ridge is waterfront, mid-century and east of the Intracoastal. Each of those three facts causes a different kind of water problem, and most homes here have all three.
Finger canals and seawalls
The homes on the canals off the Intracoastal sit barely above the water. On king tides the water arrives through seawall weep holes and yard drains rather than over the top, so it turns up in the garage without anything looking dramatic outside.
Terrazzo hides a slab leak beautifully
The original 1950s and 1960s houses sit on slab with terrazzo floors. Terrazzo does not stain, swell or cup, so a slab leak can run for months with no visible sign at all until the baseboards and the drywall behind them finally give it away.
Salt air east of the Intracoastal
Salt eats air conditioning coils, condensate pans and supply valves noticeably faster here than a few miles inland. The small components that cause most indoor water losses simply reach the end of their life sooner in Coral Ridge.
Flat roofs and Florida room additions
A lot of the mid-century stock carries flat roof area, and nearly every Florida room addition does. Water ponds at the seams and feeds a slow leak into the ceiling cavity that only announces itself once the mold is already established.
Replaced windows, original flashing
Where the old jalousie openings were replaced with impact windows, the window itself is usually excellent and the flashing detail behind the stucco often is not. Wind-driven rain tracks in at the flange and wets the wall from the inside out.
The towers on Galt Ocean Mile
Just north of the neighbourhood, the ocean-front high-rises add the vertical version of the same problem. One failed riser moves water through several floors before anyone locates the source, and the association question follows immediately.

Licensed, and You Can Check
Florida requires a state license to remediate mold. Most homeowners do not know that, and it is the fastest way to tell a real remediator from a general contractor with a fan. Ours is below. Verify it yourself at MyFloridaLicense.com.

Questions Coral Ridge Homeowners Ask
If yours is not here, call and ask it. There is no charge for a straight answer.
About ten minutes from our Oakland Park base, so comfortably inside the hour at any time. Coral Ridge is a Fort Lauderdale neighbourhood rather than its own city, and it is one of the closest areas we serve.
Yes, and this is the single most common surprise in this neighbourhood. Terrazzo does not stain, swell or cup the way wood or laminate does, so a slab leak can run for months with no visible sign. Thermal imaging finds the wet area through the floor without lifting anything.
Almost certainly a king tide. On the autumn high tides the water comes up through seawall weep holes and yard drains rather than over the seawall, so it arrives from below on a clear day. It is brackish, so it is not a clean-water loss and should not be treated as one.
Yes to both. Florida requires a state mold remediator licence and it applies statewide. Ours is MRSR2307, valid through July 2028, verifiable at MyFloridaLicense.com. We also hold preferred contractor status with CodeBlue, Nexus and Direct Claims Management, bill your carrier directly, and document the job throughout for the adjuster.
