Why Coral Ridge Properties Fail the Way They Do

Finger canals and seawalls

The homes on the canals off the Intracoastal sit barely above the water. On king tides the water arrives through seawall weep holes and yard drains rather than over the top, so it turns up in the garage without anything looking dramatic outside.

Terrazzo hides a slab leak beautifully

The original 1950s and 1960s houses sit on slab with terrazzo floors. Terrazzo does not stain, swell or cup, so a slab leak can run for months with no visible sign at all until the baseboards and the drywall behind them finally give it away.

Salt air east of the Intracoastal

Salt eats air conditioning coils, condensate pans and supply valves noticeably faster here than a few miles inland. The small components that cause most indoor water losses simply reach the end of their life sooner in Coral Ridge.

Flat roofs and Florida room additions
