Within 24 to 48 hours. Mold can begin growing on wet drywall inside that window, and in South Florida humidity it happens at the fast end of it. Getting extraction and drying started the same day is usually the difference between drying a room out and rebuilding it. We are on site in Fort Lauderdale in about an hour.
Sudden and accidental water damage is normally covered: a burst supply line, a failed water heater, an overflowing appliance, a storm opening in the roof. Gradual leaks you could have noticed usually are not, and rising water from outside is flood, which needs separate flood coverage. We document the source and the timeline from the first visit so the cause is established early.
Usually not. Most water losses dry in place. We map the moisture with thermal imaging and confirm it with meters, so we know exactly how far the water travelled instead of guessing. Demolition is a last resort for materials that genuinely cannot be dried, such as saturated insulation or particle board. Less demolition also means a smaller claim and a faster return home.
Typically three to five days, monitored with daily moisture readings rather than assumed. Tile over a concrete slab, which is most of Fort Lauderdale, often takes longer, because water tracks underneath the tile and has to be drawn back up through the substrate. We do not pull equipment until the readings say the structure is dry.
If it is safe, shut the water off at the main and cut power to the affected rooms at the breaker. Lift what you can off wet flooring, especially anything that stains, such as rugs and furniture legs. Do not use a household vacuum on standing water, and do not run the air conditioning if the water may have reached the ducts.
