Why Fire Damage in Fort Lauderdale Is Rarely Just Fire

By the time the fire is out, three separate kinds of damage are already underway, and in South Florida the clock on two of them runs faster than most owners expect. These are the patterns we deal with most on Broward fire jobs.

The water that put it out

Firefighting water soaks into subfloor, wall cavities and insulation. In our humidity that becomes a mold problem within 24 to 48 hours, which is why we start extraction and drying on a fire job, not just soot removal.

Smoke travels further than the fire

Smoke migrates around plumbing stacks and electrical runs and settles behind walls in rooms that never saw flame. In a Galt Ocean Mile or Coral Ridge condo it moves through shared chases into neighbouring units entirely.

Your air handler spreads it

If the AC ran during or after the fire, soot is now in every duct in the property. Air handler and duct cleaning is part of the job here, not an upsell, and skipping it is why smell returns weeks later.

Salt air and acidic soot

Soot is acidic. Combined with coastal humidity it etches metal, appliances, electronics and AC coils, and the damage compounds every day it sits. This is the part of a fire loss that gets worse purely from waiting.

Kitchen and protein fires

A stovetop fire leaves almost nothing to see, and coats every surface in a residue that ordinary cleaning smears rather than removes. Owners often try to clean it themselves first, which makes the professional job harder.

Older Fort Lauderdale housing

Much of Victoria Park, Sailboat Bend and Colee Hammock is pre-1978. Cutting out fire-damaged plaster and painted trim in those homes falls under EPA lead-safe rules, and we hold the Lead Renovator certification for it.

We Test the Smoke Before We Clean It

Not all smoke residue is the same, and cleaning the wrong way sets the stain rather than lifting it.

We test affected areas to identify which residue we are dealing with: wet or dry smoke, protein, or fuel oil soot. Each needs different chemistry and a different method. A dry-smoke residue that responds to sponge cleaning will smear permanently if it is treated as wet smoke.

That testing step is also what keeps the claim honest. It tells the adjuster what actually has to be replaced and what can be restored, which usually means less demolition and a smaller loss.

Fire damage inside a South Florida property during restoration
What the flames touched is only part of the loss. Acidic soot, smoke driven into wall cavities and duct runs, and the water used to put the fire out all have to be dealt with before anything is rebuilt.

What To Do Before We Arrive

Quick action matters after a fire, but attempting the cleanup yourself usually costs more than it saves. Acidic soot sets permanently into the wrong surface, and heat-damaged wiring is not always visible. Call us first. In the meantime, these four precautions protect both your property and your claim.

Four precautions worth taking now

  • 1) Never wash or wipe fire residue from walls, ceilings or absorbent surfaces.
  • 2) Do not use carpet or upholstered furniture covered in fire residue or debris.
  • 3) Throw away any food, especially canned goods, that have been exposed to high heat.
  • 4) Avoid trying to use computers, TVs, stereos or other electrical appliances until they have been cleaned and checked by a professional.

Questions Fort Lauderdale Property Owners Ask After a Fire

These are the questions we answer on the phone most often in the days after a fire. If yours is not here, call and ask. There is no charge for a straight answer.

Do not re-enter until the fire department clears the structure, and do not turn the power back on yourself. Call your insurer to open the claim, then call us. Our first job is emergency board-up and tarping to secure the property and keep weather out, because most policies require you to prevent further damage once the fire is out.

Because the fire was put out with water. A fire that burns for fifteen minutes can take thousands of gallons to extinguish, and that water ends up in the wall cavities, the ceiling of the room below, and the slab. In South Florida humidity, mold can start in that water within 24 to 48 hours, so extraction and drying begin before any cleaning does.

It can be removed permanently, but only if the residue is removed rather than masked. Odor comes back when someone deodorizes without cleaning what is inside the wall cavities and the duct runs. We identify the soot type first, clean to that chemistry, then treat the air handler and ductwork so the system is not redistributing it.

Far more gets restored than most people expect. Clothing, upholstery, and hard goods go out for contents cleaning and come back. What genuinely cannot be saved is photographed and itemised for the claim, so you are paid for it rather than simply losing it.

Smoke follows air. It travels through the air handler, rises inside wall cavities, and settles on cooler surfaces well away from the fire. Salt air on the coast makes the acidic residues more corrosive, so metal fixtures, wiring and electronics can be damaged in rooms that look untouched.

Fire is one of the most consistently covered perils on a homeowners policy, and that cover normally extends to the smoke damage beyond the burn area and the water used to extinguish it. Those two are the parts most often underscoped. We hold preferred contractor status with CodeBlue, Nexus and Direct Claims Management, bill your carrier directly, and document the full scope for the adjuster.
