Why Hollywood Properties Fail the Way They Do

Hollywood has a wider range of building ages than anywhere else we work, from 1920s masonry downtown to beachfront towers on the Broadwalk. They do not get wet the same way and they certainly do not dry the same way.

1920s and 1930s construction in Hollywood Lakes

The historic stock is plaster over wood lath, and in places original hollow clay tile. It holds water far longer than modern drywall and it cannot simply be cut out and replaced without losing the detail that makes the house worth owning. Drying it in place takes longer and is worth doing properly.

Ocean exposure on the Broadwalk

East of A1A everything faces salt and wind-driven rain on the ocean elevation. Sliding door tracks and window flanges are the usual entry point, and the water runs down inside the wall rather than across the floor where you would see it.

King tides off the Intracoastal

North Beach and the streets off the Intracoastal take water from below on the autumn tides. It is brackish rather than clean, so it cannot be treated as a clean-water loss no matter how clear it looks coming up through the drain.

Mid-century block inland

Hollywood Hills and the streets west of Dixie are largely 1950s and 1960s concrete block on slab, with the same ageing cast iron waste lines and interior-closet air handlers we see across central Broward. Different failures entirely from the beach side of the city.

The tree canopy is the storm risk

The mature ficus and oak canopy through Hollywood Lakes and Emerald Hills is one of the best things about those streets and it is also what comes through a roof in a named storm. Tree damage here usually means a roof opening rather than a limb in the yard.
